WHAT I WILL ARRANGE FOR YOU AS A PROPERTY MANAGER
1. I will find a proven and reliable tenant
When the apartment is empty, there is no need to wait. I will take care of professional advertising, high-quality photos and a description that will attract the right interested parties. I will organize viewings and select only those that seem trustworthy. Of course, the final word is yours – I will recommend, you decide.
2. I will arrange the contract and all the paperwork
When we hit it off, I will prepare the lease agreement and make sure that
everything is legally in order. The tenant will deposit a refundable deposit
(usually 1-2 rents) and pay the first rent in advance. No
delays, no hassles.
3. I will take over the apartment and handle the SVJ for you
I will personally take over the apartment from you or the previous tenant,
I will prepare the handover protocol, copy the information at the SVJ and
handle all the necessary forms for you.
4. I will take care of the energy transfer
We will transfer the electricity to the tenant, as well as other services.
We will set water, heat and other items in cooperation with the SVJ, so that it
reflects reality and you do not have to pay extra or make additional payments.
5. The money goes straight to you, no intermediate stations
The rent and deposits will go straight to your account. Clear, simple, every month.
You do not have to check the calendar - it just comes.
6. You only pay what makes sense
You send the deposits to the SVJ yourself, as well as the monthly payment for property management to me. Nothing extra, no hidden fees or surprises.
7. Communication? The tenant has my number, not yours
The tenant will not call you if his tap is leaking or he locks his keys. Everything goes through me - repairs, questions, complaints, worries. You just enjoy the peace and quiet and the rent.
8. I take care of the deposits and the billing
According to the documents from the SVJ, I will prepare the service billing, check if everything is correct, and ensure that the tenant knows how it turned out. And you don't have to worry about it at all.
9. In case of problems with the rent, I act quickly and politely
When the tenant is late with the payment, I will first send a reminder. If that doesn't help, I will go out in person. In a last resort, I will ensure the termination of the lease and a smooth handover of the apartment.
10. New tenant? Quickly, safely, efficiently
The lease is over? I immediately start looking for a new one. In the meantime, I will prepare the apartment, change the light bulbs, ventilate it and arrange it so that it can be offered again as soon as possible.
11. Coordination of minor repairs and maintenance
I will arrange minor repairs and maintenance as needed - from a repairman to a painter. And if something goes wrong urgently, like a broken water pipe or a power outage, I will deal with it immediately. You just agree on the budget, you leave the rest to me.
12. Advice on setting the rent
I will help you set the rent so that it corresponds to the market and the apartment is not empty. I monitor price developments and local demand.
13. Apartment and liability insurance
I will advise you on apartment and liability insurance. And I will remind the tenant that he should also have his own insurance.
